It is a Japanese onomatopoeia meaning "sparkling clean"—much like the Cantonese expression "lap lap ling" (立立令)—used to describe something clean, shiny, and brand new. I personally came up with this company name. When we initially decided to expand our cleaning operations under our vacation rental management arm, this catchy and memorable Japanese term popped into my mind, and that is how PIKA PIKA got its name.
In the overseas real estate industry, many companies claim to offer a one-stop-shop service. However, I dare say that FMI's one-stop service is anything but ordinary. Beyond the fundamental buying, selling, and management services, we also handle mortgages, resales, and even take full charge of vacation rental cleaning ourselves. Some might find it strange—why invest manpower and resources into launching an in-house cleaning company when these tasks could simply be outsourced to external cleaning agencies? To be completely honest, we used to carefully vet multiple cleaning companies, but none of them could ever meet my personal standards. Do not assume cleaning is simple; achieving star-rated hotel standards is no easy feat. I admit I can be quite particular—what some might call picky—but we have worked hard to build our brand, and I am not willing to let it be dragged down by outsourced cleaning quality. Therefore, I made up my mind to establish FMI's exclusive cleaning company.
Automated Cleaning Equipment
During the preparation process, we went through countless tests and adjustments before I was finally satisfied. Today, the machinery utilized by PIKA PIKA is equipped with self-washing and ironing functions, and can even automatically fold bedsheets, pillowcases, and towels. It is fully capable of handling the laundry demands of several hundred rooms across FMI's portfolio of vacation rentals, while also having the capacity to take on external laundry business.
In recent years, we have invested substantial resources into elevating the quality of our vacation rental management. For instance, we specially customize furniture, mattresses, and pillows, and even maintain high standards for items like toothbrushes and slippers. The growing number of positive reviews we receive is a testament to the genuine thought and care our guests experience during their stay. Why do we invest so heavily? Because we deeply value repeat customers. I am not looking to make a quick buck in business; rather, my goal is to build a solid, steady foundation in the industry for long-term, sustainable growth.
Successful Deployment for Long-Term Development
Having entered the Japanese market a decade ago, I have watched land prices in Osaka gradually climb out of the trough, with demand in the real estate market growing increasingly robust in recent years. According to the latest data released by the National Tax Agency, average residential land prices in Osaka rose by 5.1% year-on-year, placing it in the top three prefectures with the strongest land price growth nationwide, alongside Tokyo (9.4%) and Okinawa (6.6%). This wave of growth is primarily driven by the surge in international travelers, urban redevelopment projects in Osaka, and the momentum from last year's World Expo. Notably, aside from residential land, Osaka's commercial real estate market performed exceptionally well, with average growth reaching 8.5%. The most astonishing surge was concentrated in the Shinsaibashi-to-Namba area, where land prices rose by 25% year-on-year—outperforming the traditional commercial hub of Umeda for the first time in six years.
The Shinsaibashi-to-Namba district is precisely where FMI focuses its efforts. The development strategy we have laid out over the past decade has finally yielded remarkable results in the last two to three years. I have always believed that a company's growth does not need to be overly rapid; establishing a solid foundation is far more crucial to going the distance.
