Since the completion of FMI's first property near the Tsutenkaku Tower in Osaka in 2024, we have welcomed new members to our portfolio over the past two years. With the recent launch of The Peak Tsutenkaku Reserve, we now have four properties under The Peak Series in the Tsutenkaku area.
Some people might think we deliberately planned a Tsutenkaku guesthouse network. Honestly, the development around Tsutenkaku was never meticulously planned. Acquiring land in such a popular area is a matter of serendipity—it relies entirely on connections and luck. Fortunately, we had both aces up our sleeve, ultimately bringing this grand finale project to life.
A Once-in-a-Lifetime Land Acquisition
FMI first introduced The Peak Tsutenkaku, followed by The Peak Tsutenkaku Elite and The Peak Tsutenkaku Grand. These three developments sold out shortly after hitting the market, and the first two have maintained high occupancy rates since their completion. Because of this, we've continuously kept an eye on land-for-sale opportunities around Tsutenkaku.
Earlier this year during my stay in Osaka, I received a call from a colleague late one evening. He had been having drinks with a familiar Osaka landowner who, a few drinks in, suddenly revealed his intention to sell a plot of land near Tsutenkaku to another investor. Seizing the moment, my colleague immediately forwarded the plot's location to me. When I opened the map, I could hardly believe my eyes—the land was located right beneath the Tsutenkaku Tower! How could we ever miss such a once-in-a-lifetime opportunity? Through proactive efforts, we successfully secured the plot. I often joke that buying land in Osaka relies on two things: being able to drink, and reacting fast enough.
Vibrant Yet Peaceful
Interestingly, with each project, we have moved closer to the core district. For our fourth development, stepping out of the guesthouse front door brings the Tsutenkaku Tower directly into view. Field measurements show the building is only 100 meters away from the tower—given the fast pace of Hongkongers, it probably takes just a few tens of seconds to reach.
As our final trump card, I decided to name the project The Peak Tsutenkaku Reserve, aligning it with The Peak Shinsaibashi Reserve and The Peak Namba Minami Reserve, because what is worth reserving is bound to be a much-anticipated masterpiece.
In fact, many of our colleagues—despite having seen numerous luxury properties with convenient transportation and full facilities—were surprised when I introduced this new project, not expecting it to sit right next to Tsutenkaku. Some might worry that a guesthouse neighboring a major landmark would be too noisy. That is precisely the greatest strength of The Peak Tsutenkaku Reserve: the property is situated on a relatively quiet street, yet just a turn away lies the bustling tourist district, filled with popular cafes, Instagram-worthy restaurants, Don Quijote, and the Ebisucho Station within a two-to-three-minute walk. Our colleagues jokingly remarked that while property promotions usually emphasize how many minutes a project is from a landmark or station, this project's proximity cannot be measured in minutes, but in steps.
Breathtaking Views
Those familiar with FMI know that I dislike cookie-cutter designs, so I poured a lot of thought into the architecture. The primary objective when planning The Peak Tsutenkaku Reserve was adjusting the orientation to ensure as many units as possible enjoy views of the Tsutenkaku Tower.
Standing 14 stories high with a total of 26 units, the top-floor penthouse features a two-bedroom layout with an extra-large balcony facing the Tsutenkaku Tower, offering a direct, eye-level perspective. When the tower lights up at night, the view is truly breathtaking.
Quite a few friends have asked whether FMI plans a fifth, even closer project in Tsutenkaku. While nothing is absolute and I won't rule out any possibilities, there are currently no such plans. Frankly speaking, The Peak Tsutenkaku Reserve was originally scheduled to debut at the October exhibition in Taiwan. However, given how rapidly our recent projects have sold out, we decided to expedite the launch of this premium development to satisfy the overwhelming demand from investors everywhere.
